Investors Use Hard Money Even When They Are Rich

Why would an investor decide to use hard money or private money if they already have a lot of cash? There are several reasons this happens. Sometimes a high net worth investor has 10 or 15 deals going at once and all of their cash is tied up so they need to leverage private money against their equity to pick up their next deal. Sometimes an investor that has a lot of money wants to scale their business up and they realize that they can leverage private money to increase their business ability by 5x. It really depends on the end goals, but the smartest investors tend to use OPM to get to the next level.
