50 House Rule Revisited

This topic needs to be addressed again as I feel it is so important for investors to master their farm area. The 50 house rule is simple and allows an investor to learn what a deal really looks like. The rule is, select 50 houses in your geographic farm territory of different conditions and then go visit them. Take notes on their pricing, condition and how much work is needed. Follow them and see how much they are selling for and how many actives vs solds are in the area. Once you plot this information out and go physically see the properties for yourself, you will be able to tell when an undervalued property hits the market. This allows you to act quickly and with confidence when trying to take it down.
