Investor Realtors Are Wholesalers

People tend to make a very large distinction between investment specialized Realtors and wholesalers. The truth is, there is very little difference. A wholesaler assigns a contract to an investor for purchase. They do this after finding the deal and negotiating a buying price with the seller. An investor friendly Realtor is not putting the property under contract to purchase, but they are getting a listing agreement and selling it to an end investor. Any investor that flips properties or buys/holds should have a handful of both wholesalers and investor friendly Realtors they deal with. The two worlds are so similar that it would be foolish not to. Both are fantastic lead sources for the next investment project and with out a doubt a good investor friend Realtor or wholesaler is worth their weight in gold. Don't get hung up on the titles and what the stereotypes are. Focus on the lead source and working with people that can bring them to you.
