Only Flip As Many Properties As You Can See In One Day
Each flipper has a unique pattern or fingerprint to their business. They all run their operation a little bit different. Some like to do a few flips a year and make wide margins. Some like to do many flips a year and make moderate margins. Some work on their own projects and other don't know how to swing a hammer. A good tip that I recently heard from a friend of mine was that he doesn't run more than 5 projects at a time most of the time. I asked him why and he had a very simple straight forward answer. 'I can only get to 5 houses a day'. What he is saying is that he is very much on top of his own business and even if he isn't swinging a hammer or influencing his job sites, he is putting his eyes on his properties every day. This is the same thing as saying that you check each of your bank accounts every single day. It is important to focus on the bottom line and see what the heath of each of your accounts looks like. I found this be a very good piece of advice for people trying to scale up the volume of their flipping business.
