Evaluating Properties - Tip 3 - Style Of Property
The style of a property has a lot to do with the end value. The easiest ones to figure out are in the suburb cookie cutter neighborhoods or in the city where the same row homes exist. For example, if you are in the suburbs and are looking at a colonial, you do not want to use a cape cod as a comparable to the colonial. There is value to the sales price of the cape cod, but not nearly as much as comparing a colonial to a colonial. Inside the city you will find that most row homes are distinguished by beds/baths and square footage. Normally you don't run into major variations that cause enough pause to make an end value change by a lot when searching within your 1/10th radius. When you hear the saying 'We want to compare apples to apples', this is one of the key ways to focus your evaluating on doing just that.
