Cityburg - Becoming a mall near you?

What is the fate of the modern mall?

The modern mall is quickly going the way of the dinosaur thanks to online retail business like Amazon and Walmart, top two by sales. This trend is showing no signs of slowing. What will become of the real estate left behind?

Typically, these properties are expansive and in great locations. They have access to major roadways. I propose a walkable, micro mixed use, planned communities will develop where malls used to exist. The center point of the community will be the old mall building. Smaller retail and supermarkets focusing on fresh goods will occupy the first level external stores. Additionally, a pharmacy with an expanded urgent care will service the community.

Inside the mall will be a community space and recreational activates available through an HOA, pool playground, etc. Schools would be located within the old anchor stores to accommodate local students. The second and third floor will be professional space including medical offices, legal and accounting.

Outside the mall in concentric circles homes of various sizes include a high-rise will allow citizen all life stages to live in the community. Thus, creating a high density walkable community. All aspects of life could be accomplished inside the Mall grounds. Outside of the Mall area other business that support the community would develop. Given the greater population density, local delivery would be available for most aspects of life. Accommodations would need to be created to support the delivery economy. Leaving packages at the front door will become an old practice as it creates to risk packages being stolen. One way doors similar to a post office mailbox will become standard in new construction.

The old Malls will become cities in the suburbs (Cityburgs). These communities will offer all the amenities of city and proximity to the suburbs. Creating a hybrid neighborhood that leverages the best of both worlds.
