ONLY 2 Ways to make Money in this business
Before you write me off as crazy or simply out to lunch I will admit there are dozens of ways to "transact" business and I will also admit there are hundreds of ways to lose money.
But if we are talking about making money on a repeatable basis you need to be good at one of the following: "Creating Value" (CV) or "Solving Problems" (SP).
In my opinion new investors should focus first on either CV or SP instead of learning the details of transacting business. I propose there are a lot more people that know how to transact business than either CV or SP
If you can ever find a deal that allows you to Create Value and Solve Problems at the same time I suspect you have a home run on your hands.
Quick Examples:
CV: Buy an old cute 2/1 and add a master suite, take a large 3 bedroom and reconfigure as a 4 bedroom for more rent, find a home with an extra large lot and look to split the lot
SP: REO's that can not be financed with traditional lending, properties with code enforcement issues, out of town owner post probate, etc
In the end focus on being good at Creating Value (CV) and Solving Problems (SP) and the money and transactions will come
