

Another week of Long Distance Landlording
The following is just a quick post of items I have had to deal with as a long distance landard. I chose to invest 3 hours from my home and I travel alot for my day job so I leverage property managers.
In the last week I have had calls on the following topics:
Needed to deal with Bed Bugs and workout a payment plan to rid the unit of them
Started lockout process on a tenant that missed the outline payment plan
Started evictions on another tenant that brought home a "Pit Bull" and refused to get rid of it as I don't allow pets in my units
Offered on 5 More potential homes with one possible deal this month
Turned 1 Unit
I thought I would share some weekly activites the long distance landlords deal with. Some day I'll give up the day job and go full time but I still like it and it pays fairly well

We have a couple of approaches, the first is the tenant must throw away/replace the mattress (1 Bd unit) and then we have specific bombs we must use. The tenants have to be out 8 hours. If that doesn't work then we have to call in the big guns and treat the place, their close, etc. THis is very expensive and can take several treatments. My hope is we caught it early.

Michael - What is the resolution for a bed bug problem? Do you just smoke the whole place? How long do people have to be out of there?
