

Day Job but still Find Time to Invest
As I have highlighted before I have a day job and this week it required a full week of travelling on the east coast with many late nights, flights, etc so my time was not my own this week.
However I still found time to setup a tremendous weekend where we met with multiple private investors, took a trip to Fresno to review our last 3 closed deals and we reviewed 6 more possible deals. At the end of the day we liked 2 of the 6 properties and will have offers on the desk first thing Monday morning
As I look at the past week I think a couple of things may have changed.
1) I believe with all the stock market craziness that many buyers will cancel purchases. Many of which might have been okay deals but fear means deals will be cancelled.
2) Buyers will certainly take a pause with new purchases and wait and see if things get worse
3) Banks are releasing more properties than they are closing
All three of the above mean greater supplies and less demand (Means lower prices)
The other thing that has been obvious is that experienced investors who offer a proven model will see an uptick in private money conversations.
In the end a great week and I can't wait to see what happens next!!!!
