The First Deal's a Bitch

If you ever ask a multi-millionaire how hard was it to make all that money, he’ll tell you that the first million was a bitch! If you ask a real estate investor how he did all those deals I promise you he’ll tell you that the first one was a bitch. That’s just how it is out there in the real world. However, it doesn’t have to be that way.

I remember my first real estate sale back in 1974 and I’ve got to tell you it wasn’t a bitch. That’s what I said it wasn’t a bitch and you want to know why? It was because I had a mentor walk me through it. Yes I have 41 years of experience in conventional real estate but I knew nothing and I mean nothing about creative real estate. As a matter of fact because of my years on the other side of the fence I was convinced that what my broker was telling me to do was a load of bull. However, I knew he was successful and I had been taught that if you want to get rich find a successful person doing what you want to do and copy what he does. So I did what he said and guess what, it actually worked. I had my first $ ommission in less than 45 days.

Now let’s get real for just a minute because if it was easy everybody would be making a killing in the real estate business and that is obviously not the case. In my opinion the main reason that most people fail in this business is because they go it alone armed with an expensive real estate course and no back up. I’ll bet you one thing though, if you ask a successful real estate salesperson why he has had success he’ll tell you because of a mentor. The smart money never goes it alone. The smart money does everything possible to shorten the learning curve and eliminate major mistakes. Let’s face it everyone has to go out and slop it up in order to get where they want to go but why prolong the journey.

There are a ton of courses on the market to take you where you want to go. Whether you are an investor or are in sales. There are cheap ones and programs that are so expensive they could easily stroke you out. I have one friend that spent $50K on a program that he had to fly out to California from Greeley, CO just to be in the room where the GURUS were holding court. The amazing thing was that after all that he took on a partner that taught him the business. A mentor in disguise!

Let’s get one thing straight, all the greats have coaches. If you ask any athlete (Tiger Woods), singer, musician, investor, or any other successful person they will tell you that they never would have done it without the help of a coach.

So as you can see I’m a fan of mentors. However I did see one problem out there that I wanted to address because I felt it kept a lot of good people from having the help they needed in order to get their business off the ground or get to the next level. I don’t have a problem with the high price of coaching out there but I felt that good people with limited incomes should have a shot at it without selling their first born male child (although I know some that would be glad to).

You have a great mentor right here in the room and his training and exposure to various real estate options will kick start your business. Many firms will give you a desk and a phone number – and they expect you to figure it out by making calls with no script and a prayer. Lap it up and enjoy success.
