Wholesale Beginner, Wholesale Calculator

It is true that it does cost money to get into real estate.  All the low and no money claims all come with an asterisk.  Be it $500 on some direct mail or joining the BiggerPockets community.  I just joined last week.  I have not made an offer on a property yet, but the use of the wholesale calculator was worth the price alone.  It makes all the numbers seem logical.  You don't have to worry about forgetting a cost.  Even if you don't know exactly what repair costs are, aim a little higher just to get used to using it.   I am analyzing houses on Craigslist just for practice.  Using the rental estimator instead of the flipping estimator, I can already see where it is worth calling some of the sellers if I can find some buyers that are looking for buy and hold.  I guess what Im saying is that if you are serious about investing, then the price of admission is well worth it.  

If you haven't started, just start.  I have talked with a few people in this community and they are all open with their knowledge and willing to partner up.  I think Brandon says " 50% of a deal is better than 100% of no deal".
