International Real Estate Marketing Tips

Many people have been asking me to write about International Real Estate Marketing Tips to assist them to hit a European audience often marketing listings in the United States and conversely hitting the United States and Canadian buyers market for Latin American listings.

As Editor of a few international real estate magazines I will state that it is best to always hire a top notch agency or firm to handle the somewhat chaotic marketing mix needed to professionally advertise and market international real estate listings or developments.

Top firms to look to within this arena are: IREM, International Real Estate Media Group (website: http://www.irem.tv)  and the WPP Group (http://www.wpp.com).

IREM is an excellent firm that solely focuses upon International Real Estate and provides top tier services while the WPP group owns over 50 media and advertising firms world wide with top multibillion dollar clients.

As far as the tips go I will provide input regarding what I hear and see from an Editor’s point of view regarding how to strengthen international real estate marketing campaigns.

#1 Tip – Do not rely on Craigslist or free classifieds to reach your audience. Try to invest in other avenues of hyper local print advertising which will be far less than advertising with publications that have international and national circulation and distribution.

#2 Tip – If you can’t use a good international real estate marketing services firm such as IREM, then try to hire someone who is very savvy with operations management or business development with particular interest in computer science.  Why?  CSS, RSS, UML, Rational Rose, ASP, SQL Server, Java, Flash, Coldfusion, and the list goes on and on are various types of computer science based languages.  The operations directors who also have fairly extensive knowledge of coding can also help to get your web site not only Search Engine Optimized; they can actually corner your specific market with your web site always being front and center when performing key word search terms.  It’s worth the weight in gold to try to find a savvy operations director or business development director as these people tend to be an ophthalmologist of their fields.  This means they are extreme professionals that are able to do far more than the average marketer.

#3 Tip – If nothing is selling within your inventory then you should look to readjust your price points.  There is so much competition and within nearly all real estate markets there is over development which means there is a saturation of inventory.  If you are a real estate agent make certain your ad copies provide a range of prices.  If you are a developer and your starting price is $250K you might want to at least sell 1 unit for less than fair market price in order for you to advertise units start at $119K.  Leads are leads and people are interested in saving money now more than ever. 

#4 Tip – Remember people want credibility.  Anybody can advertise on the internet but what really differentiates you, and the listings you represent from your competition.  Invest in Rich Media and Print Media to fulfill credibility issues.  Please do not rely on your trade associations such as the NAR to provide top tier credibility to your target market.  In order to be an outlier among the masses you have to really become an outlier that means you should invest into placing tangible marketing goods and other media that strategically differentiates you from your competition and fellow trade association members.
