February Statistics for DC Housing Market
Summary: Volume of sales has increased throughout the region since last year and we are beginning to see the seasonal increase in activity with the Spring market. Much of MD and DC continue to see strong price gains despite increasing inventory while NOVA is experiencing a flattening of prices and inventory (though sales volume continues to grow).
Highlights
1) The entire region has seen increased sales month-over-month and year-over-year.
2) DC and the MD suburbs of DC have 6-7% increases in price year-over-year, while NOVA and Baltimore prices have been relatively flat
3) In general, the median days on market is unchanged since this time last year
4) MD and DC have seen increased listings since this time last year, while NOVA has experienced a slight decrease in listings.
February 2016 statistics
MD suburbs of DC
- Volume = Total Sales are up 7.9% Month-over-Month (MoM) and up 27.9% Year-over-Year (YoY)
- Price = Median price is up 6% and average is up 6.7% YoY
- Time = Median days on market is 42 days (vs 41 days in February 2015)
- New Listings = New listings are up 2.9% YoY
Washington, DC
- Volume = Total Sales are up 6.7% MoM and up 2.2% YoY
- Price = Median price is up 7.6% and average price is down 1.8% YoY
- Time = Median days on market is 20 days (vs 20 days in February 2015)
- New Listings = New listings are up 11.4% YoY
NoVA
- Volume = Total Sales are up 9.7% MoM and up 4.8% YoY
- Price = Median price is up 0.5% and average price is up 0.5% YoY
- Time = Median days on market is 59 days (vs 59 days in February 2015)
- New Listings = New listings are down 6.8% YoY
Baltimore Metro
- Volume = Total Sales are up 5.6% MoM and up 21% YoY
- Price = Median price is flat and average price is up 0.2% YoY
- Time = Median days on market is 66 days (vs 66 days in February 2015)
- New Listings = New listings are up 2.6% YoY
