Home and Termite Inspection Done
I woke up to an email from the home inspector, the termite inspector and the title company. Working nights is a bit of a pain, but I'm able to get everything done. I have to stay up a little late to get a few things done here and there, but so far it's not been too bad.
The home inspector's report was incredibly detailed. I read over it a couple times and nothing stood out as a deal killer. The roof is in good shape, the foundation is in good shape and he says the house is in decent condition considering. My wife met him when he went by her office to pick up the payment check and she really liked him. She said he was professional and honest. Both things I want and I think he'll be my inspector for future deals.
The termite inspection report was even better. No active termite damage. There was evidence of a previous termite treatment and a couple of areas in the perimeter with evidence of subterranean termites, but it can wait until the rehab or after the rehab. I might just order Advance Termite Bait System from Amazon for $120.00 and do it myself. The termite inspector want 500+ for termite treatment.
My final house email was the title company. They wanted a copy of my driver's license and an amendment to my contract. I decided to not have a survey done so they needed an amendment that reflected that.
After replying back to all emails, I sent one to the owners letting them know that we were still moving forward and to give them an update about where we were with closing. My target closing date is Jan 20-22. My wife will be signing the paperwork, so it's more up to her. But the goal is to have the house bought by end of January and I'm well on my way.
