22 1/2 tips - started with and Kijiji add

So, I have been listening to the BP podcast for the last few months, mainly while commuting to and from work.   Started with the latest around 120..something, and been back to the 1st of the podcast... After listening to many podcasts, I almost feel that I am getting into that frozen mentality, and might be afraid of the next step....

Now, I am not new to being a landlord, for the last 10 years have rented a bungalow as a duplex, in a little town called Peterborough, Ontario, CAN.  Its a decent place to find tenants, always students, with a collage, and a university on either end of the city. I enjoy doing it, and I really like the idea of owning an investment, and I like the cash flow, even though the majority of it is put back into the building, normal things... re-shingle, bathroom renos , all carpets.   Which has been great, as the rental income has been on the up!!

Anyways, the last few podcast I have been listening too, mainly 22 1/2 tips, gave me the idea to post an add in Kijiji (Craigs List).    to my surprise, i have had a few hits.... some good, some not to sure yet..  

My first response is for a 100 year old Victorian home, apparently done to the 9's, built as a legal triplex, but houses 4 unit... they are looking for $620,000. this property is not on mls.  The "investor" who reached out to me, is not an agent, or broker.  I asked what kind of investor... he replied with " I invest not only in real estate but a few other things as well"...  I dunno....

So I have looked at the numbers, seems a little too much, with $50,000 of annual rental income, $4500 property tax, I think there are 4 separate hydro meters, but owner pays the rest of the utilities, gas $4000+...   I will be meeting with the investor and having a walk though... fingers crossed.

I have had a couple others message me regarding single family homes, rent rooms type.  Some respond to my questions, some do not.... not sure if I am asking the right questions. I seem to gravitate to the numbers, for inquiry.   Maybe I should start with, how can I help? I will try on the next version...

And since i have been looking on mls and kijiji a little more, I found an 11 plex, outside of the city, in a really little village.... $425,000, with a potential of $61,000 annually, $4,800 in property tax, looks like all utilities are owner paid $10,000+.  Its for sale from a 78 yr old, looking to get out the of business... 

This is all starting to seem too real, and I am definitely getting gitty and nervous..  And scared... as I just listened to the book on investing in real estate with no and low money down....   I thought no down payment was going to be fun.... freak out!!!
