Let's go over the numbers on a $50,000 house flip to show the purchase price, ARV, Renovations, holding costs and costs to sell. Today I'd like to show you a house we just bought for $90k. We'll go over all the numbers but I forgot to tell you we pulled this lead off SEO from a website. I'll show you how to estimate the repairs quickly so you can make your offer and move on. You also need to understand how much realtor fees are so you can make your MOA, Maximum Allowable Offer. Profit needs to be calculated into your equation as well.

When we bought this house, the owners needed a few more days to vacate so we let them stay. We further held back about $1,500 from their proceeds at closing just to make sure they'd leave in a few days. The back yard was really a jungle so you'll see Smitty out there getting it all cleaned up. The market is on fire right now so these numbers are extremely conservative.
