Rental applications – how to reject or accept with conditions

Out with the trouble, in with the new responsible tenants! Remember recently when I told you about my Breach of Lease tenant? Once she was officially gone, we immediately got to work cleaning, cleaning, and cleaning some more. Then we painted. Then we put some new carpet in the bedrooms. I posted ads on Craigslist and Zillow. Zillow will also post to Trulia and HotPads for you automatically.

  1. As soon as they start trying to explain some thing about X, Y or Z...I know they will not pass the screening process. I do find that most landlords will not call you back to give you a reference. (Even if you know the number is valid because you tracked it down yourself). Usually I can make a decision though based just off the credit score and income/employment information.
