My first seller financing deal - both parties lack experience

Hello.  I finally found a good deal from an very nice couple of retirees who will sell me their duplex and finance it for me.  They have not mortgage on the house and will finance me 90% at 7% for 30 years.  However they are not savvy and I only know what the books I have read tell me about the deals.  Our next step is to know if, we should close the deal through a realtor or a lawyer?  Any advice is greatly appreciated.
