Day One: Creating My Systems
Hey BP'ers!
My name is Trent and I have been an entrepreneur for 15 years. Early in my career, I started a technology services company called Dyrand.com, which I sold in 2008.
I'm now the founder of GrooveDigitalMarketing.com and BrightIdeas.co; both of which take only about 15 to 20 hours a week of my time in total.
With the rest of the time, I intend to build my real estate business.
In the interest of brevity, this post, and most of my other posts are going to be short and to the point as all I'm really trying to do (for now) is to create a diary of the activities that I'm taking on a daily basis to go from rookie to full-time investor/flipper.
Here's a summary of what I created today:
- A business plan that details what I'm trying to accomplish and the marketing activities that are needed.
- A call script for calling Craiglist FSBO's and rentals
- I obtained a farming list for two neighborhoods in Boise with a total of 1,500 absentee owners
- A letter template that can be merged with the names on the list
- A direct mail tracking spreadsheet so that I am mailing 200 letters a week
- A CRM for tracking my leads and following up
- A set of instructions for my direct mailing system so that I can eventually have someone else do the leg work for me
- A "why I want to become a successful investor" letter for my wall so that, when things get tough...and they will...I will be able to look at it

Great farming plan! Good luck with this, I would be very interested what kind of hit ratio you get on the direct mailings.
