

How we stopped sending mailers and sent our business through the roof!
What is the number one challenge investors face in today’s market? Finding and closing deals, of course. What if you could contact owners directly instead of sending out hundreds of mailers just hoping a few return calls? That’s exactly what we do using Inquiso.
A couple months ago I was picking my son up from a sleepover. As I pulled away, I noticed that a house on the block looked abandoned. I pulled out my phone and punched the address into Inquiso and was presented with 12 phone numbers. I started calling from the top of the list and the third number was the owner’s cell phone. I asked if he would be interested in a cash offer on his home and he enthusiastically answered “Yes!” He explained that he had lost his job and was now in foreclosure. The house was scheduled to go to auction in 11 days. We set an appointment on the spot and 3 days later I had a contract on the house.
What if I had sent him a mailer? I wasn’t able to track down the current address for the owner so I would have had to send it to the vacant house and request forwarding. Then, assuming it got to the seller in time; I would have to rely on the owner to pick up the phone and call me. Even then, with the foreclosure looming, there’s no way this could have happened fast enough to stop the foreclosure. By calling the seller directly, I was able to get a contract and pass it off to another investor for a nice profit before it went to the courthouse steps!
All of this is a major paradigm shift in the way most investors approach leads and it took some getting used to. Initially, the fear of rejection made the prospect of calling sellers one of the scariest ideas in the world. But like everything in this business, you have to get through the no’s to get to the yes’s. To quote David Schwartz in The Magic of Thinking Big, “Action cures fear!”
