Getting Off the sidelines - Taking Actionable Steps

Why in the world would I want to start a blog?  I've never done it before, I'm really not much of a social media guy, so what possessed me to do it.  Taking Actionable Steps is what I read and hear people saying all the time.   You can go to seminars, REI courses, and read all you want.  But, unless you start "DOing" it doesn't mean a thing.  So today I start Taking Actionable Steps!

This Blog is one step for me --- Networking.  What better way to find Team members, Partner's, Lenders.  I work on average 60-70 hours a week, 12 hour shifts, days and nights.  Therefore, I have little time to physically go out to network (or anything else).  I hope to post on here a minimum of twice a month.

I also upgraded my BiggerPockets account to access more of the great tools provided here.  And again to demonstrate I am serious about REI.

I intend to read at least one REI book per month (downloaded Brandon Turner's "No an Low Money Down" today).  I will try to watch one Podcast per week (time permitting).

Lastly, today I will start the 30 day analysis challenge.  I will analyze Small (2-4 unit) Multifamily and some small Apartments (if reasonable) for BRRRR (Buy and Hold).  I will post them on the appropriate Forum for comments.  Post will not be daily, but, should be weekly.

    I found your post today and read through your property evaluations. I applaud your efforts doing this analysis while you are holding down a job that obviously takes up a considerable amount of time. Not to mention spending quality time with family.

    I like the price structure you are using that shows the property at various price points as you say: List Price, Strike Price (90%), Goal Price (80%), down to a Base Offer Price (70%).

    I've found that in building my team, it seemed to happen while I wasn't looking. You, I'm sure, will experience the same and your team will fall into place just when you least expect it.

    1. @Daria B, thank you for the comments.  I am only using the price structure as a ruff guild when determining an offer price.  The condition of the property of course is the real determining factor along with the sellers needs/motivation.  I hope team members appear, as you say, when I'm not looking.  But, I will keep looking just the same.  :)
