Starting our Maine Flip; 1920 New Englander...Under 25K!
Well it's too late to back out now, we already purchased it. 3 beds, 2 baths with all the systems needing work. It had a solid foundation, all the interior doors were present with matching hardware, new windows (thanks to a state energy program), updated with a 200 amp panel that had been permeated with water (but it was there...NO knob and tube!), and finally the gracious previous tenants left an absolutely disgusting amount of trash inside and out (the 30 yard dumpster was filled).
We started on the outside with many compliments and thank you's from neighbors and everyone who walks by. By the way, I hate purple lilacs now.
New roof, new doors, replace some siding, professional prime and paint, chimney liner, new panel, new furnace, new water heater, and two days of grading/digging up the front and back yards. I love it so far! Onto the inside for the winter months.
