What is B.A. Maximizer?

B.A. Maximizer is a source of strategies and practical applications designed to maximize commercial real estate investments.  I take a consultative approach to serving my clients.  I spend considerable time understanding what are their bottom line goals (e.g. timing, price, external factors, expenses, etc.).  I also pay attention to the psychographic characteristics of people I deal with including: self-perception, external perceptions, drives, emotional associations, gratification mode, and purchase preference.  

Recently, I closed on a property that whereas my primary role was listing broker.  A notable issue that arose prior to closing was the property tax status. One of the features of the portfolio was that it was within the final year of the Cook County Class B Property Tax Incentive Program. Specifically, the 6B status provides property owners with a significant reduction in how property taxes are determined and how property values are ultimately assessed (up to 55% reduction over 10 years). This factor was a strong selling point I emphasized to prospective buyers.  It also became a strong closing point for the buyer who wanted to maximize the value of 6B status by having a new 12 year reduction incentive in place upon acquisition. 

The buyer was concerned (external perception) as to whether my client would follow-thru on the process.  I didn't have any control over the actions of the seller; however, I did everything I could to address the concern of the buyer.  I even attended the town hall meeting to witness the status being approved and followed-up with the town clerk to present copies of the meeting minutes for the buyer.  

In the end my client was satisfied that they were able to dispose of the property within their deadline and close relatively quickly.  The buyer was pleased that he was able to acquire a property with reduced property taxes for the next 12 years.  Lastly, by going above and beyond, the buyer later asked me to represent them in an acquisition.  That's what it means to B.A. Maximizer.
