

5th and 6th deal in the ghetto
I did not have much money to invest at all at this point and neither did my financial partner as most of the money was tied up in my rentals. All the houses I could find in my price range like 10,000 was in horrible neighborhoods. However the rents still were good and it looked like I could get returns as high as 50% ROI a year! It was tempting me until the point where I bought a duplex for 8,000 that needed little work. Everything was functioning but it was knob in tube and everything was sub par but livable. I thought maybe if I rented it out I could sell it to an investor or keep it as a great rental. I ended up putting 1,000 into it before through networking I found someone interested. He bought it for 12,000 from me which I ended up being glad to be rid of as there were a lot of headaches with it already and my cash was running super low. I was content with a 30% ROI in only 1 month time of owning it even though it was not a lot of money.
My next deal was similar. It was a bigger duplex with nice siding and windows unlike the previous however there was no plumbing or electrical or furnaces. I bought it for 5,000 which was super low considering there were still a stove and 2 fridges. This time I ended up being the contractor and hiring individuals to do the work. I met a retired electrician from church who did a great job putting electrical in. A good friend who was a plumber/ RE investor. Who plumed the entire 2 units including 2 new hot water tanks for 3,000. A referral for the furnaces 2 80% efficient furnaces for 3,000 about 2,000 in other random expenses including some drywall. After doing all that work and knowing most of the stuff was new and that I got a good duplex for only about 15,000 after everything I rented both sides for 500 each they paid utilities I thought it would be good to keep as the ROI was excellent. After 6 months I did have to threaten to evict a tenant just due to bad circumstances that happened at her work and her son. She moved out without a problem or me having to actually evict her the apartment was about the same condition. I am trying to rent it out again. It was all I could afford but made a good ROI I am happy with the investment although I would like to be flipping more.
