A Day in the Life 7-3-2015

Willow Flip:

Started Demo today.  The floors were really bad.  I went by it when they were locking up for the evening.  Looks like several of the workers actually fell through the floor in spots.  We decided in opening up the wall between the kitchen and the dinning room.  But still nothing unexpected.

I finally got a quote back on the septic at just a hair over $15,000.  That happens to be my budget.  I am hoping someone will come in a bit lower, but I have to get started on the septic ASAP, as I will need time for the grass to grow back.

Last blog I spoke of an offer on a REO where they wanted 57k.  I offered 35k all cash, and they countered at 54k.  This is hardly a compromise, but I know why they did it.  According to my Realtor, they would have to do another appraisal on it to accept an offer so low.  I sent instructed my Realtor to send back 2 offers. One with 37k all cash and the other 45k subject to financing and partner approval.  I am really not overly excited about this deal atm, as cash is getting scarce. 

My Realtor also told me that another offer I have out there for 80k on a house riddled with mold might finally be accepted.  I put an offer months ago, and they took it off of the market because the township is giving them a hard time about the condition of the property.  They have decided to fight the Township in stead of selling.  This makes no sense to me, but we will see.

Redford Hold:

No news on the partnership hold at this time.  I believe we are waiting for the permits to be approved and should be starting the work next week.  I am hoping this project takes less than 3 weeks.
