12 Houses in 12 Months for 2015; A Monthly Journey - February

It didn’t get any warmer in Massachusetts in February and the snow storms did not seem to cease, but we forged on our hunt for a fix and flip property. Our company buys houses fast for cash in the East Longmeadow, Massachusetts area. Our goal was a house a month for 2015 and we laid a big goose egg in January and now needed to double up in February.

For the month we pushed out 26 offers most of which were listed properties as the direct mail campaign was getting out the door. We got some response from a HUD property that my partner had been driving by in his town for over a year. This house had been neglected for a while and was not winterized properly. Our original offer was rejected and HUD came back with a peculiar response. They gave us a “least acceptable offer price”. As we sharpened our pencils to figure out how to make this deal work we realized some missing disclosure information.

HUD had not disclosed burst pipes on the property. Most likely because they did not know or were not getting updates on the property condition. So instead of raising our offer price we lowered it and provided pictures and descriptions to the undisclosed damages. Remarkably HUD saw the reason to our argument and accepted our offer!! We have our first property to work on. We call this one Parker House.

Things get better. I get a call from a direct mail prospect and she is ready to sell. The winter had been so brutal she was tired of having to manage a property that was empty and costing her money every day. It was now February and I had started mailing her in July last year. It took four months before she called me and three more months to accept my offer. She needed some time to move things out wanted to close end of March. We call this one Ethan House. One more on the board, but we had to wait a little longer to make it official.

Things are moving in the right direction. We are buying houses and planning is starting on the rehabs.
