Don't Let These Mistakes Prevent Your Flip From Selling

Perhaps you’ve had bad luck with offers falling through, or maybe getting buyers to come look at your newly renovated house at all. Either way, don’t let these mistakes prevent your sale.

It’s Priced Too High

No matter what you think your flip should be worth, the fact of the matter is, it’s only worth what people are willing to pay for it. If you are hearing consistent feedback that price is an issue, it may be time to rethink the price you have listed the home at. Research information on comparable homes on what constitutes a fair price in the current market.

People Don’t Know It’s for Sale

Most of today’s buyers look to the Internet to begin their potential home search. Sticking a “For Sale” sign in the front yard will no longer cut it. You need to be sure to list the home across several real estate websites, and also include some high quality photos in your listing.

It’s Got Some…Issues

You could have some glaring issue, like a sizzle feature that really wasn't that sizzling - an exterior color that's too obnoxious for buyers to get past – an un-sightly back yard? Either way, if your flip isn’t selling it means buyers are finding something wrong with it, so ask them for their feedback after showings. Depending on what the feedback is, you might have to get the issue(s) fixed, drop the price or negotiate a concession with your buyer.

It’s Not Showing Well

If buyers can’t picture themselves living in the home, chances are that they won’t want to live there. Make sure there is nothing stopping from buyers loving your new renovation during showings by staging it. Let in as much natural light as you can by opening blinds and curtains and adding lamps to particularly dim areas.

First Impressions Are Everything

It’s not unusual for buyers to pull up to a listing they have liked, take a quick look around the exterior of the home and then drive away. If the home isn’t appealing on the outside, buyers won’t be willing to step inside of it, no matter how beautiful it may be. With so many simple ways to boost curb appeal, you can easily improve the home’s look by doing things like weeding and mulching flower beds, trimming hedges, repainting siding and clearing walkways and driveways.
