If you are getting ready to list your home or investment home for sale it helps to have an edge over your competition, especially if you are in an area where there are a lot of listings. Smart homes are catching the eye of every type of buyer, from single movers and shakers to families to seniors. A couple upgrades could make your house the "one" to bid on in your neighborhood.

1. Interactive Upgrades in the Kitchen

If you are still trying to get used to operating the digital controls on your ice-maker, you may be saying that you have no interest in having an interactive kitchen. Well, keep in mind that these upgrades are for your buyer. There are stove hoods that display the recipe you are working on, which means no spills on cookbooks or splashes on tablets. Even a touch screen induction cooktop is sure to catch the eye of a tech-minded buyer.

2. Integration Features

Many people are wearing some type of fitness tracker these days. Did you know that it is possible for certain devices to communicate with your ceiling fans to make sure the home maintains a comfortable sleeping temperature at night? WeMo has some very innovative gadgets you might want to check out, too. You can control an appliance or light from hundreds of miles away or add room motion detectors that will dispatch alerts to your phone if unexpected movement is detected in a room.

3. Intelligent Home Security

Even non-tech buyers can appreciate an intelligent home security system, especially if it is easy to use. Safety is a priority with most buyers, so they will appreciate an advanced security system. If your neighborhood primarily attracts families with children consider a system with a video feed that allows parents to see other rooms in the home whether they are lying in bed or reading a book outside on the patio.

4. Multi-source Sound Systems

These smart sound systems allow you to control sound through various rooms or zones in the home, so you can program different genres to different areas. If you do go with something like this you are best to choose the newest version. Since technology products are consistently evolving, if you pick a clearance model from a couple years ago, a tech-savvy buyer will not be impressed.

Many sellers focus on kitchen remodels or room conversions when upgrading their home, but technical upgrades are becoming very desirable to buyers. Turning your home into a tech-forward space may make it the most desirable house in the neighborhood, helping you sell fast!
