To hire a real estate agent, or go at it alone? With the growth of the seemingly unlimited amount of information and resources that are now available online, many home buyers and sellers find themselves asking this question: “Do I really need a real estate agent?”

From sites that aggregate data such as Trulia and Zillow, to online marketing and social media like Craigslist and Facebook, many are considering the DIY approach when it comes to buying or selling a home, especially among millennials who are often very tech savvy. While it is possible to buy or sell a home without the assistance of a Real Estate Agent, there are many benefits to using one. In the end, you may even find that the benefits of working with an agent outweigh the potential savings of not working with one.

For many, buying a home is a big step. Often it is one of largest, if not the largest, purchase that one makes in a lifetime. Having a home sit on the market can be a major headache for homeowners. A typical commission for a real estate transaction is 6% of the purchase price and is usually split between the buying and selling agent. I'm an agent so you might want to take this with a grain of salt.  I agree and disagree.  Before getting my license I used other agents and if you're doing less than 1 buy or sale every couple years, then it's probably best.  There's not a lot of competent ones out there, but they have the access to the properties.  If you're doing more than 1 buy or sale a year, I'd get your own license.  It allows you full MLS access privileges and allows you to book showings pretty much anytime you like.  When I see a property I like on the MLS, it sells quickly.  If I don't get into the property to see it and put an offer in immediately, I'm going to lose it.  I can do everything with electronic signatures and I don't have to wait from someone to figure out how to convert a tif.

  3. I would agree with all of this!

    From the buyers side, your seller who has their home listed has already agreed to pay the listing agent 6%. The next questions is will the listing agent have to split the commission? The answer is no if there are no other agents to split it with in the transaction. So there is no reason to not be represented on the buying side.

    On the sell side, many people questions whether 6% commission is worth it. I believe it is every time and often times you can make more with an agent who knows how to negotiate than one who does not. Just a couple weeks ago I managed to negotiate a cash buyer to pay the full listing amount (I represent the seller). The seller didn't have to be involved in the negotiation and he was shocked / thrilled that I got him a full asking price offer. The buyer was unrepresented. Had I been on the other side of this transaction, there is no way I would let the buyer submit his first offer as a full asking offer since there were no other offers on the table.
