Success in Flat Fee MLS

According to recent surveys about 90 percent of FSBO fail in their first try to sell their own real estate property. Of course this should not discourage you in trying to sell your property as an FSBO. Most of those who failed may have not used all the resources available to them or may have found and taken the wrong advice. Just remember that the other 10 percent who are successful in selling their property as an FSBO were able to rake in bigger profits as compared to having their property sold through real estate brokers.

For those who are having difficulty in selling their property as an FSBO it would be best not to give up and try to tweak your selling strategies. Here are some of the ways you can do in order to have your property sold as an FSBO.

  1. Improve your Presentation - the first time you connect to a potential buyer is not by talking to him but rather by what he see’s initially on your property. Whether this is through photos or through an open house, the potential buyers’ emotion to buy is sparked by what he see on photos or in the open house. Presentation plays a huge role in sparking the emotion, at this stage you already have built rapport with your potential client without even having to talk to the person. If you are successful in enticing the potential client with your presentation of the home then expect that he will be in touch with you shortly.
  2. Improve Your Listing or Promotion - potential buyers are easily turned-off by incoherent information about a property. Sometimes others would even construe it as something devious and should not be trusted. Try to take a second look on your promotion or listing and see if there are typographical and grammatical errors that you should fix. Make sure that your message is clear, concise and of course well-written. This way you will be conveying a professional message to your potential buyers.
  3. Use The Resources Available To You - everybody needs help, as an FSBO it doesn’t mean that you are alone and you should tackle selling your property alone. Remember it is best to seek help in areas where you are lacking. For example there are a lot of FSBO’s who valued their property wrong that their property is either avoided by buyers because of being priced too high or taken advantage by potential buyers because the seller valued their property wrong. Seek help, research or tap someone who knows how to value your property. In promotions and in marketing your property it is good to avail of the flat-fee mls service because you get the basic services afforded by real estate broker without having to pay a percentage. You only have to pay a flat-fee when using this type of service.

Being an FSBO comes with a lot of challenges, this is why it is important to make sure that you are able to use the resources that is available to you. Remember, you are your own real estate broker so on top of improving your promotion, your presentation and effectively using the resources available to you it is also important to dedicate enough time and effort to selling your property.
