How to Succeed in Real Estate Investing
Hello Everyone,
I just wanted to take a few moments to encourage the newbies who are looking for success in real estate investing. As a 13 year veteran, I've seen almost everything out there. I've lost a ton of money in 2007 as a traditional landlord. I've made money wholesaling contracts, flipping tax deeds, collecting excess proceeds, negotiating probate deals, etc.
Now.....
My team is focusing on apartment buildings. Yep.....I never thought I'd get to this level, especially when I was going through a temporary fire of failure.
With that being said....
If you stick with this business, and treat it like a business, you can succeed on a high level.
All it takes....
Is for you to find a good mentor. I'm talking about someone who is doing what you want to do in real estate. I personally believe you can only read so many books and attend so many seminars, and hang out only so many forums.
After a while, you have to go out and do it. Don't be afraid to make mistakes. That's how you succeed (by making mistakes) I know how humiliating those mistakes can be. (been there, done that).
That's why....
It's so critical to your success to replace the 50 seminars you might be tempted to attend, and use that money on a mentor and marketing. At the end of the day, the person that markets like a wild man is going to get the deals. Don't worry about the money to close them.
Why shouldn't you worrry about the money?...
Because you will be building your buyers list (if you follow my advice)
As time goes on, you'll master assigning contracts and stacking your profits so you can do bigger deals......and so you can really have Bigger Pockets!
As you progress, you'll discover the power of owner financing. Then, you can take your flip profits and use it for small deposits to control properties.
Control is the key....The POWER is in Control.....
You don't have to buy anything in the beginning....Just learn how to negotiate like a mad man or woman.
I will start to document my activities (when I have time) and you can use my disciplines to go to another level.
So find a mentor, invest in marketing, learn how to negotiate so you can use seller financing.
I hope this has helped someone. Stay tuned, there is a lot more to come.
