Lease Holdover Clauses

Leases commonly provide that if a tenant holds over, the lease will continue on a month to month basis, on the same terms and conditions as the original. Do NOT have such a clause in your lease. It gives all power to the tenant, with no downside. At a minimum, the rent for a holdover tenant should increase dramatically, if allowed by local law.  Otherwise, there is no incentive for the tenant to either move out, or sign a renewal lease.
