

The Breakfast Club
After the last failed wholesale deal. I continued to look at properties but still suffering from analysis paralysis. My faithful realtor continued to show me properties but after a while he realized he was wasting his time and told me that he would now charge me $24 per property to show it to me. That said he said I would be credited that amount if I actually bought a property but like the 1st endeavor this put an end to me looking at properties. To this day I still have a tremendous amount of respect for my realtor he was very patient with me. I understand where he is coming from. At what point do you say "this buyer is not serious" and try and recoup some of the loss of your time and money.
I continued to look at more properties mostly FSBO's with my contractor until he got fed up with me dragging him along to all these properties where it never came to anything. I came to the conclusion that I really needed to get some funds working for me before I could continue so thinking that it would help I shelled out another $500 to get some instruction from a guru about raising private money. The guru talked about creating a credibility kit. I spent hours creating a credibility kit asked as many of my friends, clients and relatives if they were interest in investing in real estate. I never handed out one credibility kit and none of them were interested. So much for that idea.
Eventually in Fall of 2014 I came across and old neighbor of my wife's. He just happened to be a retired real estate developer and he invited me to come to their little gathering which occurs every day starting a 6:30AM at McDonald's. I had remembered on one of the CD's I got from paying Rich Dad $7500 for coaching that a guy had gotten private money from a group just like this. So I jumped on it. I go to these meetings once a week to this day and they are known as "The Breakfast Club" among my family. So far I have presented 2 deals to them none of them were interested in investing in them.
