Florida Property for Sale: 3 Killer tips

We wanted to take a quick moment and share with our new readers 3 killer tips on purchasing Florida Property for Sale.  If you combine these 3 strategies in your next real estate purchase, you will enjoy success like you have never seen before:

  • Purchase a property in an area that is appreciating, and will continue to appreciate
  • Purchase a property that will generate positive cash flow

 

If you are a savvy investor, you may already know the concepts behind each of these strategies.  At Mason Hill we provide properties to investors that meet very specific criteria.  Let’s take these tips one by one.

 

Purchase a property with ‘Instant Equity’

 

Mason Hill purchases properties in bulk, directly from banks, and passes the bulk savings on to its buyers.  Properties are delivered to investors ‘rent ready’ at $8,000 to $10,000 below current value.  The current value is literally what the property would sell for during a ‘normal’ sales period (2-3 months)

 

Purchase a property in an area that is appreciating, and will continue to appreciate

 

There are not many markets around the U.S. (currently) where values are rising, but there are a few.  One of these areas is Lee County, Florida.  The average property listed (for under 100k) in Lee County is receiving three to four offers, most for over listing price.  Values in Lee County are rising at 1% to 1.5% per month, and have been so for the last six months.  A place like Lee County is the ideal place to make an investment.  Many investors only looking in their own ‘hometown’, and miss out on important growth opportunities in other areas.

 

Purchase a property that will generate positive cash flow

When you calculate your budget for your properties, don’t forget to include management fees, maintenance expenses, and transaction fees.  A good management company with your best interest in mind is key!  There are a lot of great companies out there, but screen carefully to make sure you have a good experience.
