The Climb - Epidsode 2

You know that feeling you get when you are in a roller coaster and it's climbing up the slope before the big drop?  That's what I'm feeling a lot of these days.  Mostly nervousness but also excitement, combine with a bit of fear and self-assurance that the ride will be just fine.

To be more accurate though, I would have to say that I'm just waiting in line, but I am moving forward and I'm happy to be in line for this ride.  So the more appropriate title for this post would have been "The Wait".

-- Past Week Update --

My most significant action of the week is that I manage to shadow an investor I recently met from the local REIA.  Shadowing might not even be correct since all I did really is watched him taped up some windows so he can paint them the next day.  Although we had some lengthy discussions.  And I received some eye openers.

For starter, what I thought was a big project was really a medium project.  I learned what to expect for price in a light project, paint and carpet.  I saw a little bit of the city I wanted to invest in, but I still need to see a lot more.  I wanted to do some driving for dollars but now that would have to be push back to next week.

Inadvertently, I also learned something about a well water system for a house.  It was because of helping my brother in law with his chore that I skip some driving for dollars.  In return though I learned about installing a water tank for a house using a well water system.  Pretty simple job actually.

Lastly, I've been listening to the podcasts from the beginning and cannot recommend it enough.  I feel as though they are meant to be listened to in order.  My favorite so far is episode 2, 6,11 and 12.  Episode 11 is a must if you're a noob like I am.  Definitely will continue to go through them in order.

-- Upcoming Week --

My plan for this upcoming week is to work on my 1 page business plan.  I'm modeling the business plan almost exactly as it was laid out in episode 11.  Also, I plan on attending two networking events organized by the REIA.  Looking forward to these events since my RE license class had been push back two weeks.

If the class was starting as scheduled, it would be starting tomorrow so I wouldn't be available to attend these events.  Pretty much a win-win situation for me to get my learning on either way.  Pretty pump for this upcoming week since I should be able to get more done.

Doesn't sound like I did much but I felt like I did a lot.  Most of it is hard to quantify since I just basically pour over city-data, like reading that site will give me everything I need.  I think I got a pretty good picture so far.  Still need to work on my criterias.  So far, the price range has narrow the market a lot.  Also, methods of acquiring properties such as auction or code violations are not viable at this time, since I'm still working a standard week.

And I think at this time, house hacking or hybrid investing will really be the only option I can afford.  Well, I will sure be a little more solid by next week since my business plan will vet out my indecision.
