Episode 33.34 – Procrastination

I feel terrible not blogging but at the same time there isn't much to blog about. I don't want to write a bunch of fluff and keep everything bloaty, however after the sale of project 192, frankly, it's been a little quiet and a bit boring.

I still have project rocky to deal with but each day has gotten me more and more weary. And there won't be any movement on that until it's relocated to it's destination. I've also decided not to over extend myself and purchase any more mobile homes for the moment. The hold on project rocky combine with the promise I made to myself, on paying off my consumer debt first, have aligned to create a rather challenging test for my patience.

Basically I have to stop purchasing mobile homes until I can generate more cash, hence the pursuit of wholesaling. While this makes complete logical sense it is driving me slowly mad. Timelines and having the patience to hold a position are things not cover in any investing books I’ve read so far or maybe I didn't pay attention when reading them. The podcasts where the investors mentioned taking time to plan and not just buying everything in sight, are helping me to cope with my holding strategy.

In other news, I attended a reia meeting earlier in the week and it got me all motivated. The meeting's focus was geared toward new investors and it was particularly motivating because a new investor spoke about his experience with wholesaling. Hearing about someone's struggle and success story makes everything real and very encouraging.

Even though I was really motivated and encouraged during the week, I barely did enough for the weekend. I was supposed to write a bunch of yellow letters this weekend, but instead I only wrote a few. My saving grace was that I did go out and put some flyers around and did some driving for dollars. What I've come to realize now though is that I need to narrow my focus to a particular spot in town and only market to a specific data set.

I’m thinking of targeted direct mailers to every door through the USPS and then combine that with door hangers once a month in a particular spot of town. This would allow me at least to focus geographically and then I can move on from there. I’ll post update on this if I follow through with this plan.

Well this is all I got this week. I’m posting this on a Monday morning so the blog is a little late. Apologies if you’re regular reader. I made it to podcast 110. At this point I go by feel a lot and will purposely not listen sometimes for fear of being distracted and losing focus on my strategy. Well… that’s all folks… See you next time :)
