Flip Adventures Take 1

My husband and I purchased 3/2 SFR approx.  1700 sq ft on 1 acre lot with the intentions of flipping the property in 45 days. This is not going to happen in 45 days, more like 60 days. Tips learned:

1. I gravely underestimated the cost of the rehab. My estimate 25K and it will more like 40K

2. We planned on doing all the rehab work ourselves but that is not realistic when both of us work FT jobs and we have 2 small kids.

3. 45 days is possible but it requires either having a contractor or having your sub-contractors already scheduled and prices negotiated.

4. Don't get discouraged.

We press forward.

Good News: We have 3 potential buyers and we haven't even finished the house nor had it listed on MLS.
