Where is the Timeshare & Fractional Ownership Industry Today? 

We were in the midst of a roll out on a 5 star luxury fractional ownership resort and hotel project in '07 when the RE market tanked so we moth balled it and are now revisiting the opportunity.

Do you think with the RE climate we're currently experiencing offers a better opportunity to revisit a fractional ownership project?

I know that many think the Timeshare Industry is in the tank. However, having owned a couple ourselves for the past 25+ years and having had an ongoing and tremendously successful International travel experience with them I'd certainly have to take issue with that study where we're concerned.

That stated, however, I realize the TS industry overall for many has proven disastrous for one reason or another. The primary reason being far too many folks paid far to much for their TS's when they were selling like hot dogs at a Little League baseball game. Add to that it was so easy for homeowners to leverage capital with the equity in their homes or worse yet because if you could fog a mirror you could get a loan.

I also realize there's a significant difference between a 1 week timeshare interest and a 1 month fractionalownership position but it would be interesting to get BP’s thoughts and opinions about this industry overall.
