To keep this machine of yours fed, what you need right now are MORE deeply discounted properties. Whether you’re a buy-and-hold, flipper, wholesaler, or otherwise, we’re all usually limited by the amount of properties that meet our criteria, and almost all problems can be solved by a low enough price.
Where do your deals come from? Are you looking on the MLS? Waiting for your Agent? Waiting on wholesalers? Doing your own direct mail?
Here’s ones idea: Arrest Leads. “What do you mean Chris? Why do I want to look at mugshots”
...It’s not about the mugshots!! It’s about a niche of people who have had a sudden life change need to sell their home, right NOW. Those recently arrested may not be living in their home for much longer. They may need cash for court costs. And they don’t have time to repair the home, list it, and wait for a buyer to back out during escrow. They need it FAST! Enter the investor, with a perfectly timed entrance, presenting a solution to the homeowner. Here’s how to get started:
Step 1: Open up a Google Sheet, input the following columns 1) Date of Arrest 2) Arrestee name 3) Property Address 4) Mailing address
Step 2: Go to your county sheriff’s page. Start with today, input the 1) Date of Arrest and 2) Arrestee Name.
Step 3: Go to your county property appraiser website. Input the arrestee’s name and hit search. If you have a match, great! Input the Property address and Arrestee’s mailing address straight from the website.
Step 4: Send each a $.50 postcard that says “We noticed that you may need some cash fast, and you own a home. I am a Real Estate investor and can buy your home in 7 days or less, for CASH. Give me a call at ####### or visit my website to get an offer within 24-48 hours”
Step 5: Make offers, buy home at huge discount. Make money. Repeat.
Step 6: Save your time. Scale it, hire a VA or build a web scraper. I hire a VA for $3.00 per hour, and let him do this task once a week for 1 hour. I’ll go into more detail about lead “funnels” another time... Also, I recently decided to pay a developer to build a web-scraper to do this for $50, fully automated. Gotta love fiverr!
