3 Tips for Keeping Your Investment Property Safe During the Summer
With 4th of July fast approaching, Summer time can be a blast. How do you keep your rental property safe? A powerful lease is a landlord's best friend. Here are 3 must-haves to keep your investment property safe this Summer.
No Fire Works
I love fireworks, I think they can be fun and entertaining but not at my rental for two reasons. First I don't want to get the phone call from neighbors or a citation from the town. I want to be as hands off from my rentals as much as I can be while still self managing them. Second, fireworks can be a hazard to the property causing fire or destruction to your investment.
Limit Grill Use to Safe Locations. NO Charcoal
I allow grilling at my properties as long as it is on pavement and away from the house. Absolutely no grilling on decks and porches. Grills must be 10 feet away from the nearest exterior wall or fence. I do not allow charcoal because of lighter fluid and the coals themselves must be watched carefully.
Keep it Dry
Kiddie pools, slip and slides, sprinklers can cause major damage and drive up the water bill. The properties I own are multi families which in my area the landlord covers the water bill. Leaving a hose on, excessive use can drive up that monthly cost. Water left unmonitored can cause major problems from flooding to mold. The destruction of the lawn caused by water games can hurt curb appeal quickly.

I have great tenants but at the end of the day people tend to take care of what they own more so than what they rent so putting measures in place to protect your assets is a great way to take the stress off your mind and keep your property safe.
