Rainy Days Save Me Money

It was a rainy day in my market while writing this and one of my clients wanted to cancel our appointments. I was not happy but not just because of the obvious reasons, respecting each others time ( its not easy scheduling MFR with tenants) and all that stuff but I was genuinely upset because it was a missed opportunity. For real  rain days are huge opportunities to see properties and find problems that you may not see on a sunny day. In fact I I will go out of my way to book showings on rainy days because of all the additional information that can be obtained.

Rainy days are a great way to find problems or reduce concerns. Leaks and flooding are huge deal breakers. Knowing a property has an older roof or a flood concern, try viewing it when it rains out to see what happens. I killed a deal once because of the flood that ran through the basement. Our goal was to finish the basement, all looked well on a dry day. We went to the property, intentionally on a rainy day and discovered a river running through the basement. The basement did not flood in a traditional manner where water remained stagnant and a musty smell in the air. The basement was pitched in a way where it created a drain down the center of the floor. This changed our vision of the basement and killed the deal.

Water marks on the ceiling were a concern for a client of mine. A roof leak was the only viable option. We made sure to book the inspection on a day that it was going to rain. The water marks remained the same meaning they did not expand. We discovered repairs were made to the roof which fixed the initial leak problem but the homeowner never fixed the water stains on the sheet rock. Inspecting on a rainy day gave peace of mind to my clients.

Next time it rains, forget the rainy day fund and go see some houses. The rain jacket and umbrellas are worth the investment to protect your investment. Stay dry and good luck!
