12 Landlord Mistakes

1. Not running efficient credit/criminal check because property has been vacant

2.Showing a dirty property

3.Not having a procedure for evictions or having a procedure but not sticking to it and taking in partial payments

4.Not having all of the documentation for eviction court

5.Being stubborn and not fixing maintenance items because it says so on the lease. Having small issues become big issues

6.Not running credit/criminal on your maintenance vendors

7.Meeting your maintenance vendors at home depot – set up an account

8.Purchase a property but do not have enough capital to make it nice. Try to piece meal the maintenance over time

9.Pay maintenance vendor up front

10.Do not keep good accounting records
