How do you deal with lawsuit-happy tenants?
No one wants to have one. Unfortunately, the reality is reality you’ll most likely be involved in some form of lawsuit or litigation at some point in your investing career.
When you are involved in a lawsuit, being professional and don’t take the bait when they try to make you say something that can give them the advantage. During that legal process, you’ll most likely realize you should not have put them in the property in the first place.
You have to be careful when screening a potential tenant. If you see red flags you don’t want to put that tenant in a property or you may find yourself dealing with them down the road.
Always be professional when you get involved in a legal situation. Don’t say things you think could come back to you. Make sure you follow the lease agreement.
For example: if you state in the agreement regarding late payments that on the fourth of the month you charge the late fees – that is how you do it. If you don’t follow the rules stated in the agreement, it could come back and get you.
You can get sued for many things, so make sure you do things properly, track and record everything, and don’t cut corners.
