Why do things always break while I am on vacation??!!!

One of the things I think about when I’m down on vacation is: what happens if a tenant calls and needs help with their property? When you own a rental property or you have a rental property business, you have to ask yourself:

“What are the things that break and how do you prevent them?”

A lot of things that would break obviously are moving parts. HVACs in Texas, Houston, or Dallas are things that will break, so you want to make sure that they’re taken care of.

Preventative Maintenance

We do preventative maintenance on those because we know the chance of those things breaking. Getting ahead of the curve is always the key.

Appliances
Appliances that are used often (like the washer, dryer, microwave, and refrigerator) have the potential for breaking at some point, and you want to make sure that they’re taken care of and well maintained.

Roof
Unfortunately, it is only when it rains that you find out that you have a leak. We have vendor partners that will go out and check the roofline during good weather so when the bad weather occurs you aren’t woken up at 3 in the morning to hear about the roof caving in due to flooding. Roofing vendors or partners will go out to the property and look at the roof for you to make sure that it’s ok. Obviously you want to give them the business. It’s something we do as a courtesy to our clients.

Water heaters
Make sure that your water heaters are working and maintained properly especially if it’s an upstairs water heater.

Faucets and toilets
It is a good idea to do an annual check of everything in the house to make sure it’s maintained, just like you would do with your car. As your house gets older, you may want to do an inspection of major systems more frequently.
