The tiny house movement is growing in popularity. In fact, the fine folks of Portlandia took time to create a rather humorous 90 second skit about micro-living at it’s finest. While many tiny house aficionados consider 500 square feet to be the maximum to qualify as being truly tiny, the listings featured here are between 600 and 700 hundred square feet. Even if they seem too large for hardcore micro-dwellers, these listings are still substantially smaller than the average new construction homes in America, which are nearly 2,600 square feet each. 3. 308 Oriel Avenue. $124,900
This two bedroom cottage is located in the Woodbine neighborhood and has690 square feet of living space. The listing agent, Rick Schell with Crye-Leike, encourages buyers to, “Get in on this rapidly appreciating neighborhood.” He also mentions, “The large privacy fenced back yard and covered deck.” Smaller houses tend to be priced higher per square foot than other homes in the neighborhood, and this one is no exception, listed at $181 per foot.
2. Pierce Road. $89,900
Madison is the location of our second smallest house listed for sale. According to listing agent Jennifer McCaleb with RE/MAX, the house is, “Cute & Under $90k!” It features, “Hardwood floors throughout, tile kitchen & bath.” It also has a newer roof, windows, and plumbing. And the appliances remain. The floorplan of this house is that of a typical small Nashville cottage, with a living room, kitchen, two bedrooms and a bath. There isn’t enough room for a separate dining room or laundry room, so savvy residents will tuck a stackable washer and dryer in a closet, and carve out space to accommodate an eating table or kitchen bar.
1. Old Hickory Blvd. $105,000
Yes indeed, there is a house hiding in the trees, and it is a compact 628 square feet. The two bedroom one bath cottage sits on a large 3.4 acre parcel of land. Listing agent Josh Andersonwith Keller Williams says the property is a, “Court-ordered sale. Great land opportunity!” The location, southeast of the Nolensville Pike and Bell Road intersection is an area where the highest and best use of the property is going to include more than one small dwelling. In other words, the smallest house listed for sale in Nashville will probably be torn down in favor of several new construction homes to be built. But it is also a rare opportunity for a buyer looking to have a small farm close to interstate access and big-box retailers.
The first investment property that I renovated and flipped was a 624 square foot home, which is smaller than these three tiny houses, so I am quite familiar with the challenges of optimizing a diminutive dwelling. The original floorplan of that house was far from ideal, so the renovation included taking out the majority of the interior walls and redesigning the layout. I was able to create a greater sense of space by having the same wall colors and flooring throughout the house, except for tile in the bathroom. I also lowered the wall between the living room and kitchen into a half wall. That modification maximized light by providing views from the front to the back of the house. We received multiple offers for that property and sold it within the first two weeks on the market, proving that small abodes are desired by a multitude of buyers. Indeed, the tiny house movement is evidence that there is a demand for tiny that is growing quite large.
