New Construction #11.1, Acton – Completed!!

Finally, New Construction #11.1, Acton is complete…and it’s already under contract! This has been quite a challenging project for me for a number of reasons, which I’ll get into, but I’m really happy with the final product. I listed the home for $821,000, which was higher than I had originally projected but my construction costs also crept up beyond what I had hoped.

This property was located far outside my normal investing area but when I went into it, I *thought* I had a strong GC (located close to Acton) who could keep everything on track. Well as many can relate, this GC wasn’t managing the project properly. Deadlines were not met, work was not up to par, and additional costs began adding up. In the end, I had to fire him and finish the project by managing it myself. The original subs on the job came with the GC and after they started not showing up anymore, I had to get rid of them too. So I had to trek back and forth to meet and screen new contractors that could finish the job. Because I was hiring these people so last minute, I most likely payed more to get the job done than what I should have. Now, you have to remember, I’m still working a full time job and Acton is about 45 mins to an hour outside of my normal area so just getting to and from this property ate up a lot of my time. This had a big impact on my sanity and my ability to work on my business which is not a good thing. In the end, the project went way over the deadline and budget but luckily so did the listing and projected sale price.

So I learned a lot on this project. The whole process of new construction was new to me, but I also learned that it’s best to stay inside my investment area. Here are the final, staged pictures of the house. And if you don’t remember, here are the BEFORE pictures.
