What it’s like to be a Full Time Investor

I can’t believe it has already been 3 weeks since I became a full time real estate investor. No more 3 hour commutes and constant phone calls to make sure my contractors are completing everything they should be. Being able to completely focus on my business has been an amazing change because I’m able to be laser focused on getting things done. I’m also finally caught up on all of the admin type work that I’ve pushed aside for so long.

Here’s how my schedule looks now:

7am-8am – In the office, getting through admin stuff (eventually, this will be my reading/high level business strategy time)

8am-9am – Breakfast with my wife & kids, shower, etc.

9am-5pm – In office/on worksite, these are my general working hours

This schedule has been working out really well. It gives me time to think in the morning before the phone calls starting rolling in from contractors/sellers, and allows me to be with my family much more than I have in the last couple of years. When I was working full time, my real estate hours were basically 8pm-11:30pm during the week and at least 4-5 hours each weekend day. It’s amazing what a difference it makes to be able to spend my nights and weekends with my family, uninterrupted.

I’ve been at my job sites at least once a day to check up on things (I have 1 property that I’ll be listing in the next week) and talk to contractors to make sure there are no issues and everything is on schedule. Now that I can be at the houses during the day, I’m expecting my job sites to run much more efficiently and for costs to stay down since I can identify issues early on.

Since I’ve been full time, I’ve been answering seller phone calls to keep my phone skills sharp. It’s so nice to be able to take calls at my office. I’m able to pull up properties online and be much more prepared when someone calls in. In addition to taking the calls, I’ve had more time to fine tune my marketing campaigns and pump out a ton of marketing.

My marketing business has also been going very well and I’ve been busy getting mailers out the door for my customers. I’ve enjoyed speaking with so many investors throughout the country and learning about their investing businesses and how my mailers will help them.

While things have been busy for me since I went full time, I absolutely love this new life and having the ability to create my own future and wealth.
