Project Updates

Normal 1449066746 Project Update

Things have been insanely busy over the last couple of months, hence the reason why I haven’t been posting much. I’m hoping this will change very soon and I’ll have more regular updates along with some exciting news over the next few months. So…what have I been up to lately?

My family and I moved into Rehab #13, Andover about a week ago. And although we’re in, there are still some finishing touches that need to be completed before I can say we’re 100% done. This was the first project where I ordered a majority of the fixtures from online retailers and specialty shops which added another layer of complexity with backordered items and extra delivery times. We are just waiting on a couple more items so we can finish the backsplash and laundry room countertop. Also, assuming the weather cooperates, my landscaper will have the rest of the landscaping done by the end of the weekend. Then it’s just the minor punch list items that I will tackle over the next couple of weeks. All in all, I’m extremely happy with how this one turned out. It was an exciting project not only because it’s our family’s home, but also because it was the first project my wife was so involved in all of the details and finishes. She has an amazing eye for design and we had a lot of fun working together. I’m planning to do a final walk through video in the next couple of weeks, once all the boxes are cleared out and the final items have been completed.

Rehab #11.1, Acton is moving along now that I’ve fired my GC and am now co-managing the project with my father. I can’t get too much into the details on what happened but suffice it to say that expectations were not met. Rough inspections and insulation had just been completed when they left the project a couple weeks ago. Since then, the place has been plastered and finish carpentry will be completed by Tuesday. My floor guy is starting today and cabinets and vanities should be getting in there in 2 weeks. On the exterior, my landscaper graded the yard and will be finishing up once the front stairs are delivered (I’m buying pre-cast brick stairs). I’m going to have my agent post a “Coming Soon” sign in the front yard because the market is really hot right now and I want to build interest.

It’s been a slow start on New Construction #14, Andover due to all the hoops I’ve had to jump through for utility sign offs before I can start demo’ing the house. The gas company took about 6 weeks to remove the service and pipes and the town is requiring me to put in new water and sewer lines from the main. This means I have to order a police detail and open up the road to disconnect. There are a lot of other intricacies involved but my excavator is mostly dealing with those issues. I’m planning to have the water and sewer lines demo’d next week so I can get sign offs and pull my building permit. All my contractors are lined up so I just need to get through this hurdle. In the meantime, my tree guy removed lots of trees from the property so it’s already looking much more open.

Finally, I’m working on another wholesale deal in Acton that should be closing next week. Once closed, I’ll post the details.
