Don't hang out in the shadows, get started on your first investment

The #1 statement I hear all the time. " I have been reading your blogs for a long time but I am contacting you now because I feel I am ready"

No one is ever ready!

Purchasing a property is like a puzzle. You may think you have all the pieces to it, but if you have never been through the process you don't know what you don't know.

Sometimes it may take a few days, or it may take a few months to get you ready. Stop wasting time. If you have a real estate agent you want to work with, contact them now. They should provide you with a picture of the steps that need to be taken to have a successful transaction.

If they give you the hard sell or come off as thirsty for a commission you should probably run away fast, because they are putting money first. When money comes first to an agent it puts them in a weak negotiating position because they will do anything to hold a deal together to get paid instead of ensuring you have the best deal in the end.

The second statements I hear the most are:

1. I have to wait to save a down payment because I need 20% down!

Wrong! If you are buying the first property that you will be living in there are 0% and very low down payment programs. Secondly, I always analyze available properties to find the sellers that are most likely to give up money to you for closing costs and other expenses

2. I need a high credit score.

Back! There are lenders out there right now that are lending down to a 500 credit score. Secondly, I am also knowledgeable in credit repair and provide the information needed to clean your credit report up for free. So if you are working with me that is an added benefit.

If you are reading this and you are renting, I have one message for you. Stop wasting time, talk with a professional that will get you on the right track to a purchase. A competent, professional real estate agent is not a car salesman. They are advisors and exist to get you all the information you need to make a decision and guide you down the road to a successful purchase.
