

How I went from 0 to 7 (soon to be 9) Houses by the age of 28
I recently posted in the Success Story forums about my most recent BRRR property and received incredible feedback! You can read about it Here. Someone asked me where they could read about how I went from 0 to 7 (about to be 9) and I realized I've never told my story. This will be the first installment of a 7 part series.
The first investment was a home I was about to list as a Realtor. I had saved up enough for a down payment and once I started running the numbers it looked to be a good investment. I didn't have a clue how to go about renovating a home at the time so for my first deal I wanted a safe, turn key investment. It was a 3/2 1,240 sqft in the center of town, no flood zone and the sellers recently installed a 30 year roof.
I did the loan in my personal name and got a 4% interest rate for 15 years. My note was $840 w principle, interest, taxes and insurance and the property would rent for $1,150/m. Looking back on it, I regret not going the 30 year loan route. The debt pay down is nice but at this point in my life I prefer cash flow.
I had a lease signed before we even closed. I was able to find dream tenants that I converted into buyers a year and a half later. They purchased a home for $230,000! So not only did they provide me cash flow, debt pay down but I also picked up an additional client!
This was the house that got everything rolling for me. This house may not have been the ideal purchase for many other investors but it was the right purchase for me. I'm very glad I purchased this home as my first investment. It gave me the confidence to know I can succeed in this business.
